Why this
niche?
In this niche, I found a channel that started just 1 month ago and is already getting over 1.4M views per month. This clearly shows that the chances of success are definitely here. What’s even better is that with this niche, you can fully take advantage of AI, which allows you to keep your costs low. If you’re looking for an easy-to-manage niche, this one is definitely for you.

Starting directly with the story
No long-winded intro, but directly starting with the story. They're giving the viewer where they clicked for, and that is one of the most important factors to make your video go viral. Great beginning!
00:00
Subtitles
Because the video editing is very boring, it's a must to include subtitles into your video. That way, you also create an extra focus point to keep them triggered by watching the video.
00:30
Making the script personal
What I noticed is that they wrote the script in the first person. This gives the viewer the narrator’s point of view, and I can definitely understand why this works in this niche. I’m not saying that this storytelling method is a must, but since we can see it’s effective, it’s definitely worth considering as an approach if you want to start in this niche.

Building up the tension of the story
'When I bought it, I didn't think I'd have any issues, but that was before I realized just how entitled some of the people in that HOA can be...'
I really like what they're doing here because they're building op the tension in the story. That way, they give the viewer a reason to continue watching because it can raise a lot of questions in their mind. Chances are they want to know what really happened and why he realized why some people of the HOA can be so entitled.

Boring editing
It’s possible that most people watch this video as if it were a podcast, but if you ask me, that’s a missed opportunity. Not everyone wants to just listen because they want something visually engaging as well. By adding more photos, created with AI, you could give your video much more value. This would make your content much more triggering to a broader audience, which could lead to more views. I’m not saying this is something you have to do, because what your competition is doing clearly works. However, if you want to take it to the next level, this is definitely an upgrade worth considering.

No sound effects/background music
If you want to approach this niche in the same style as our competition, it’s fine to skip background music, as people often listen to these videos like a podcast. But, if you want to take it to the next level as I mentioned before, I’d definitely recommend adding background music or even some sound effects. This can help trigger the viewer’s emotions and draw them deeper into the story. Right now, it feels very monotonous, and the longer you create videos in this way, the harder it will be to keep the viewer’s focus. Make it more engaging, add some excitement, and pull them into the story because this is exactly what’s missing here.

✅ Max 3 focus points
I like this thumbnail because the message they want to convey is very clear. They use not more than 3 focus points, there's lots of emotion in her face, and they tell a whole story with just one image. The only thing I'd do is make the text a little bit bigger so that it will stand out even more, the same with the woman. But overall this thumbnail is nice and something you can take definitely take example from.

Raises questions, but...
I understand why this audience might click on this. There's a lot going on here and it can definitely raise questions. But because there are lots of focus points, I'd definitely blur the background a bit or make sure that the car isn't the main focus point. To be honest, at first I didn't even notice that the woman had a gun in her hands, so that's a missed chance. Make sure that if you want to tell a story that you don't use more than 3 focus points and that everything else in the thumbnail isn't too chaotic.

Revenue analysis
The RPM in this niche will be around $8-10 if you make your videos about 15-30 min like the competition does. If your videos will be around 8-10 min the rpm will be around $3-5. So that's why I'd definitely focus on the longer videos.

How to find topics?
In this niche, you can create endless topics using AI, but it’s important to choose your topics carefully. If you look at the image below, you’ll see a clear pattern: the first video is about a Karen calling 911, the second one is also about an angry HOA Karen, and the last one follows the same strategy. This shows us that HOA Karen topics work really well. These videos often focus on Karen calling the police, bothering neighbors, or trespassing. The main idea is to show the HOA Karen as unreasonable or out of control, the crazy the better.
ChatGPT: With ChatGPT, you can definitely create your own script in this niche if you know how to use AI. The great thing about this niche is that everything is fictional, which means you have the freedom to craft your story exactly how you want it.
YouTube: I found multiple channels on YouTube where you can get a lot of topic inspiration from.

Topic:
To come up with my own topic in this niche, I used ChatGPT to help me write the script. While looking at our competition, I noticed that topics involving the police also do really well so that's why I want to include the police in the story. When I use ChatGPT to write a script, here’s how I do it: First, I send a part of the transcript from a competitor’s channel, so ChatGPT can understand the writing style. Then, I work in chapters, starting with the intro. As you know, the intro is the most important part of the whole video, so I ask ChatGPT to include lots of hooks and jump straight into the story. If I’m happy with the intro, I say, "Continue with chapter 1," and then move on to chapter 2. This way, if I want to make any changes, I can tell ChatGPT before it starts a new chapter. This step-by-step method helps keep everything on track and makes it easy to tweak things as needed.

How to create your thumbnail?
First off, I went to openart.ai and used the followigng prompt: 2 white woman fighting with eaochter and a cop.
Edit faces in openart.ai
But because the faces weren't looking real, I edited them in the editor from openart.
Color Overlay & Generate Fill
At the end, I added a color overlay with bright red on the woman on the left so that the thumbnail will stand out more. Besides, I choose to remove the belt from the woman on the right because I didn't want that she looked like a cop.
Eventually I added the text: IT'S MY PROPERTY, so that's clear that this fight included a HOA. Plus, we've seen that using a text like this on your thumbnail is definitely something that triggers this audience a lot. So if you followed all the steps, your thumbnail will look something like this:
AUDIENCE ANALYSIS
What does the audience like?
Being Anti Hoa
This audience loves sharing their opinions about HOAs. They are especially triggered by topics that portray HOAs in a negative light.
Placing themselves into the situation
What’s interesting to see is that many viewers share in the comments what they would do in a certain situation. This can be a great source of inspiration for your script, allowing you to connect even better with your target audience and speak their language.
